Neighbourhood:Â Palmerson-Little Italy
Price:Â $3,598,000
Size:Â 3,590 square feet total living space | Laneway home is 640 square feetÂ
This three-story house has six bedrooms, six bathrooms, a separate laneway suite and was completely renovated to “accommodate a single family home with all the modern amenities,” according to listing agent Ana Santos.
At 189 Concord Ave., Santos said the recent renovations makes the property unique compared to others as it was completely gutted right back to the brick, leaving the exterior brick as its only original piece.Â

189 Concord Avenue has a laneway home on it.Â
Rob Holowka“That was done on purpose to keep the original look of the home while still elevating the look on the exterior,” she added.
Santos added the sellers considered all options when they were renovating the home. For example, adding wallpaper along the hallways so handprints don’t end up on the walls to ensure they “always look pristine.”
What is the layout?Â
Its interior features an open concept, where the kitchen flows into the dining and living room on the main level.Â
There is also a wall-to-ceiling patio door on the main level that provides a view outside.Â

With the open-concept, the kitchen flows into the dining area and living room.
Rob Holowka“It’s hard to imagine a more well-thought-out use of space,” the listing’s description reads.
On the second level, there is an open office space and a laundry room alongside two kids bedrooms and an additional primary suite.

Rob HolowkaThe finished basement has a recreational room, two bedrooms, a laundry room and one bathroom.Â
Although the basement can serve as an overnight suite for guests, Santos added that it can become an apartment as well.
“A walk out can easily be added to turn the lower level into a self contained two bedroom apartment,” she said.Â

Rob HolowkaThe property also comes with a laneway home, equipped with one bedroom, one and a half baths, a kitchen and a laundry and sitting area.
“There are too many great features to mention about this downtown Toronto gem,” the listing’s description said.Â
What is the neighbourhood like?Â
The home is located just south of Ossington Station — a three-to-six minute drive, depending on traffic, and seven-minute walk away and located near popular Trinity-Bellwoods and Little Italy neighbourhoods.
It takes less than 10 minutes to get to Dufferin Mall by drive.

The home has a rooftop balcony that provides a view of the city skyline and is accessible through the primary bedroom.
Rob HolowkaBickford Park, featuring a network of walking trails and a dog park, is just a 10-minute walk away east of the property.Â
Many “young professionals” are also moving into the area, according to Santos.Â
What about the price tag?Â
Santos believes the home is justifiably listed at its price considering the amenities provided.Â
“We feel that there is tremendous value in the home and therefore are hopeful that we will sell very close to list,” she said.Â

The living room has a sectional and an entrance to the backyard.Â
Rob HolowkaShe added that “a family of professionals” would be the typical buyer for this property
Last month’s housing market report from the Toronto Regional Real Estate Board said that many buyers kept their home purchase decisions on hold and the market remained well-supplied, resulting in a slight dip in the average selling price compared to June 2023.
