As the founder and CEO at New Era Real Estate, John Martino knows, when it comes to understanding the principles of full-service realty, there are going to be some obvious misconceptions.
“Many assume that, because we offer a flat fee, our service lacks what a brokerage charging 5 per cent provides — that’s far from true. We take pride in offering the same services … and then some,” he explains.
“We’re not a discount brokerage, as some competitors might label us, but a fair brokerage that delivers top notch service without the hefty price tag.”
New Era Real Estate offers its clients full-service real estate for a flat fee of $5,900, rather than the typical 2.5 to 5 per cent sales commission agents usually get based on the price of a home.
Not only that, if New Era sells a home to an unrepresented buyer, meaning there is no buyer’s agent involved in the transaction, they will completely waive the cooperating commission as well, saving you even more.
That’s a difference of tens of thousands of dollars.
If we were to use a house with a price tag of $1.5 million, for example, a seller would pay up to $75,000 in commission listing the traditional way. With New Era Real Estate, that same seller would save $31,600 in sales commission right off the bat —2.5 per cent of the price of the home, minus the $5,900 flat fee. That number would jump to $69,100 in savings if the house is sold to a buyer who isn’t represented by an agent.
Thousands more could be on the table if that seller also purchases a new home with New Era Real Estate, thanks to its Buyer Rebate Program, which sees buyers pocket up to 50 per cent of their agent’s commission.
When it’s laid out like that, Martino says it’s time buyers and sellers start exploring other options of selling or buying a home that better fit their financial and life requirements.
“The issue is crystal clear to us — commission rates in real estate are spiralling out of control, far exceeding the value provided by agents. Despite this, buyers and sellers are reluctant to sacrifice the comprehensive service they’ve grown accustomed to,” he says.
Martino’s solution? Maintaining the integrity of full-service real estate that everyone values, but at a fair, flat fee.
“It’s a new approach to real estate that prioritizes value, integrity and fairness for all parties involved,” he says.
Martino points out that, whether your home is valued at $500,000 or $5 million, New Era Real Estate’s fee remains the same — $5,900 for complete real estate service.
“Furthermore, we refuse to tie you down with contracts, offering flexibility and peace of mind,” he adds. “And, if the buyer doesn’t have their own agent, we’ll completely waive the cooperating commission, ensuring fairness and transparency throughout the process.”
